How much does a barndominium cost per square foot?

A price per square foot only helps when you know what it includes and which area it uses. A shell price usually covers far less than a finished home. This calculator builds separate living, shop, porch, site and soft-cost allowances, then adds management and reserve. It does not claim one universal barndominium price. Are these actual local builder prices?

No. The starting rates are editable planning assumptions informed by published scope descriptions. The local multiplier is an assumption you control, not a measured state or ZIP-code index. Replace whole-line allowances with local, scope-matched quotes. See every default rate and formula.

Does the estimate include land, labor and the foundation?

Trade labor and an ordinary slab foundation are included. The shop shares the enclosed building slab; the porch has its own slab allowance. Land is excluded initially and can be added in the land and site section. Site work, utilities, driveway, plans and permits each have a separate editable allowance.

What do the low and high estimates mean?

They are stress scenarios that apply different uncertainty factors to different cost categories. Both include your selected contingency reserve. They are not market quotes, a probability range or a guarantee that the final cost will fall between them. Unusual soils, spans, specifications and remote sites can exceed the model.

Can I plan a heated shop, a second floor or a basement?

The standard model assumes one story on a slab and an unconditioned shop. You can replace line allowances with quotes for different scope, but those projects need a design-specific estimate. The tool does not automatically price additional floors, basement work, shop heating, unusual spans or structural loads.
